3. What is the difference between Solaia Condos Phase 1 and Phase 2?
Solaia is a two-part project, with Phase 1 (135 units) scheduled for delivery in Spring 2025 and Phase 2 (115 units) scheduled for Spring 2026. Both phases are built with the same high-quality concrete construction and share access to the full suite of luxury amenities.

The Buying Process
10. Can I visit a model unit?
Absolutely! We have five fully furnished model units available to visit at our sales office. We highly encourage you to book an appointment to experience the Solaia quality, see the 9-foot ceilings, and feel the solid concrete construction for yourself.
11. What are the main steps to purchase a new condo at Solaia?
Our sales team makes the process simple:
Book a Visit: Meet with our team to tour the model units and discuss your needs.
Select Your Unit: Choose your ideal floor plan, floor, and view.
Sign the Preliminary Contract: This contract reserves your unit and outlines all terms. You will make your initial deposit at this time.
Finalize Finishes: Select your interior finishes from our designer palettes (if applicable based on construction progress).
Closing: Meet with the notary to sign the final deed of sale and get your keys!
12. Can I customize the finishes in my condo?
Yes. Buyers who purchase early in the construction process will have the opportunity to personalize their unit by choosing from a selection of high-quality, designer-curated finish palettes for cabinetry, countertops, and flooring.
The Buying Process
13. What taxes do I need to pay when buying a new condo?
In Quebec, the purchase of a new construction home is subject to GST (5%) and QST (9.975%). Depending on your eligibility and the price of the condo, you may qualify for a partial government rebate on these taxes. You will also be responsible for the Quebec Land Transfer Tax (often called the “Welcome Tax”), which is paid to the municipality after the final sale.
14. What are condo fees and what do they typically cover?
Condo fees (or co-ownership dues) are a monthly payment made by all owners to cover the maintenance and operation of the building’s common areas. At Solaia, these fees cover:
Upkeep of the pool, gym, lounges, and landscaping
Snow removal and maintenance contracts
The building’s master insurance policy (for the structure)
Contributions to the reserve fund (a mandatory savings account for future major repairs)
15. Is my deposit protected? Is the building under warranty?
Yes, absolutely. Solaia Condos is a fully accredited project covered by the Garantie de construction résidentielle (GCR). This plan protects your deposit and provides a warranty on the building and your unit against construction defects for up to five years.
